NOTE: The purpose of this notice is to acquaint real estate Buyers and Sellers with common or suggested practices within the real estate industry, and to provide notice to real estate buyers and sellers of the affiliated business relationships of the Broker, that may provide Park Real Estate with a financial or other benefit.

1. Home Warranty: Buyer and Seller should be advised of the benefits provided by a Home Warranty.
Note: Home Warranty Programs are available which cover certain components of the property for a term of approximately one (1) year from the date of closing; and may be purchased by either the Buyer, or by the Seller for the benefit of the Buyer.

2. Sold Signs: It is the policy of Park Real Estate to advertise a property as SOLD (including a "sold" sign on the yard sign) only after all contingencies to an offer to purchase are met or removed by the Buyer. The Seller understands that posting a "sold" sign will, in all likelihood, mean that no further sales activity regarding the property will occur. Seller agrees to allow the installation of a "sold" sign when all contingencies to an offer to purchase have been met or removed.

3. Title Insurance/Abstract of Title: After a Contract of Sale has been negotiated, Park Real Estate will facilitate the closing by arranging for a title company to write a title insurance policy or update the abstract as called for in the Contract of Sale. The title company may also be retained to collect the necessary information (mortgage payoffs, tax proration, etc.) and prepare a closing statement.

4. Buyer Agency Fees: While Seller and Broker have agreed on a fee or commission as part of the listing contract, some Buyers are represented under terms of a buyer agency contract, where the Buyer is obligated to pay a fee or commission to that Buyer's agent. Frequently, the Buyer's offer to purchase is written asking the Seller to pay the Buyers Agent's fee at the time of closing from the Seller's proceeds. Park Real Estate does recommend attempting to facilitate this type of transaction by keeping the Buyer's Agency fee intact in the contract and then by amending the listing fee due to Park Real Estate by 50% (but to not less than 3% of the sale price). Should the Buyer's Agent's fee or commission be greater than 50% of Park Real Estate's listing fee, the Park Real Estate agent will discuss this situation in terms of the Seller's net proceeds, and if necessary, recommend a counter offer at a price high enough to facilitate the full Buyer's Agent's fee.

5. Fair Housing: All associates of Park Real Estate are committed to give equal service to all as provided by law. Seller and Buyer are noticed that State of Wisconsin and federal fair housing laws prohibit Broker and Seller from discriminating.

6. Attorney: Park Real Estate always recommends to the Seller and Buyer the use of an attorney to represent the Seller and Buyer throughout the transaction. All agreements relating to the purchase or sale of real estate are required to be in writing.

7. Notice of Additional Affiliated Business: The purchaser understands that some shareholders of Park Real Estate have a financial interest in Park Development (including its subsidiaries). Additionally, some shareholders of Park Real Estate may have financial interest in certain subdivision developments from time to time with additional disclosures by these shareholders required to be made at the time of purchase.
